21 Lascelles Ave, Manifold Heights is on the market for $2m to $2.2m.
Any time a family walks through the front door of this renovated Manifold Heights home, the kids always make a beeline for the backyard.
Most have their sights set on the playground at the bottom of the garden, where dual slides and swings have serious pulling power, according to McGrath, Geelong agent Georgie Shaw.
She said the outdoor spaces were a winner at the charming turnkey red clinker brick home, where a large covered deck with a built-in barbecue, a swimming pool and outdoor fireplace are ready to welcome Christmas guests.

The playground has proven popular throughout the campaign.
“What’s been really popular about it is the width and depth of that outdoor area. It’s so lovely, you could be sitting there on a summer’s day and if a storm came over you’ve got true indoor-outdoor living,” Ms Shaw said.
“You’ve got the children’s playground, which is just so whimsical and divine out the back. So many houses at that level have very manufactured gardens and with every family that has come through, the children have just run straight out the back onto the swings, into the sandpit, into the cubby house so it’s designed for family living.
“It’s such a large block and those blocks are so tightly held in Manifold Heights.
The outdoor entertainment are overlooks the pool and outdoor fireplace.
The vendors have given the kitchen a facelift.
Plantation shutters feature throughout, including in the main bedroom suite.
With 982sq m of space to play with, previous owners of21 Lascelles Ave opted for a single-level extension when originally renovating the house.
The current vendors have made their own touches, including updating the kitchen and bathrooms, where they have paired heated marble terrazzo floor tiles with floating timber vanities and fluted glass accents.
They have also fully enclosed a former semi-outdoor games room to create a multipurpose pool house or additional living area with handy access to an outdoor bathroom.
“That could be an extra home office if you are working from home, it could be a teenage retreat or a playroom,” Ms Shaw said.
The new kitchen at the centre of the open-plan living zone is a light and bright affair featuring a Falcon cooker, integrated fridge and a butler’s pantry with a second sink and one of two wine fridges at the property.
This multipurpose room overlooks the pool.
The ensuite bathroom includes a freestanding bath.
The other is outside on the deck alongside a built-in barbecue.
Another luxury touch reveals itself in the custom walk-in wardrobe that forms part of the main bedroom suite. Built-in seating and a dressing table are included in the design.
Ms Shaw said the vendors, who are moving to acreage, have gone above and beyond with the extras throughout.
“It’s got a lot of charm about it, with the beautiful red clinker bricks and plantation shutters but what has made it really popular is that it’s a turnkey style home and in today’s market, where you have got the expense of renovation, you can buy a product like that, where’s is beautiful and it’s on trend, it’s been done and you can just move in,” she said.
Ms Shaw has set a $2m to $2.2m price guide for the property.
