South Australian developer Fairland’s latest masterplanned community in Adelaide’s north will include more than 750 homes.

More than 750 homes will be built in a new Angle Vale masterplanned community, with the first 200 available to buy later this month.

The homes in the SOUL community, by South Australian developer Fairland, will be constructed over the next eight years.

Prospective buyers are already able to register their interest for the first 212 allotments, which will be released for sale in November.

They will be priced from $312,000 to $460,000.

Fairland’s community has been designed in response to demand for affordable and high-quality housing in one of the state’s fastest growing regions.

The community’s 750 homes will be built over eight years.

It will feature one of northern Adelaide’s largest display villages, with 32 houses from 17 of SA’s leading builders.

There will also be a huge 3.2ha public park at its heart.

Fairland will invest more than $2m in the park adjoining the Gawler River, which will have nature play activities, playgrounds, reserves, public art, barbecue facilities, shelters as well as walking and cycling trails.

The park will be the first delivered as part of the Northern Park Lands, a connected network of public open spaces planned to link the Hills Face to the Gawler River.

Existing significant trees will be retained, including river red gums and black box woodland, and be incorporated into new public reserves.

Hundreds of trees will also be planted across the site over the life of the project.

Fairland project director Aleck Whitham said SOUL continued its commitment to creating places where people felt connected to their surroundings and were proud to call home.

“The proximity to the Gawler River and the natural beauty of the area have given us a unique opportunity to create a thoughtfully considered community that feels genuinely connected to the local environment,” he said.

A $2m park with nature-inspired playground will be at the heart of the community.

“From the riverside park and walking trails to the retention of mature trees, reintroduction of native plants, creation of new public reserves, SOUL has been planned to offer residents a strong sense of place from the moment they move in.

“Comprising a range of block sizes and housing design options, SOUL will meet the needs of a range of residents, from those beginning their home ownership journey to those looking to upgrade for a growing family.”

Civil construction for Stage 1 of SOUL has started with the opening of the first display home scheduled for the start of 2028.
